Monad Terrace

This ultra-luxury residential project, designed by the internationally renowned, Pritzker Prize-winning architect Jean Nouvel, is the architect’s first building in Miami and his only residential project in Florida. Although partnering with the local firm of Kobi Karp Architecture, the project was designed comprehensively by Atelier Jean Nouvel, including architecture, interior design, and landscape design, as one cohesive whole.

Recently completed on the west side of South Beach, the boutique building boasts 59 condos and is designed to have an intimate connection with Biscayne Bay. The central lagoon and 116-foot bayfront swimming pool enhance this linkage. Water and light are brought into the heart of the project. The whole composition of water, air, and light, feels like a shimmering prism or a many-faceted diamond. Meanwhile, hanging gardens of native bougainvillea and passion vines anchor the building, which can feel ethereal and cloud-like, to earth.

Many residential offerings in Miami Beach are designed around their connection to the water, but few do it with such skill or as expertly as Nouvel has done with Monad Terrace. There is an incredible translucency through the structure, allowing you to see the water even before entering the building itself. It also makes the building practically glow during sunrises and sunsets.

Every one of the spacious units is spectacular. The kitchens were exclusively designed by Nouvel as well, with dramatically cantilevered marble islands, wooden slatted ceilings, fully-integrated state-of-the-art appliances, and high-gloss reflective cabinetry. Nouvel also designed the bathrooms, which are finished with rich, veiny, white marble from ceiling to floor. The extra-large terraces almost double the amount of living space of many units in the building. Penthouses feature two-story great rooms with ceilings soaring up to twenty feet and spectacular private rooftops with pools and shaded pergolas.

Monad Terrace was designed with resilience in mind, counteracting the effects of sea-level rise. The first condominium to be built above the updated flood and sea-level elevations in Miami Beach, all interior spaces, and the garage entrance are well above the flood plain. Even the underground parking itself sits above the water table.

Strategically situated on Biscayne Bay, Monad Terrace has access to the Miami Beach Baywalk, and is close to a number of spectacular parks, including Flaming Park, the Central Park of MIami Beach, and the brand new Canopy Park just to the south.
